SCREENED PORCHES

Technically these are Enclosed Porches, but you know what I mean. They're a great way to add outdoor space that you can use regardless of rain, mosquitos or…well I guess those are the two big ones.

TECHNICAL STUFF

There are a couple of important things to know about screened porches as it relates to Zoning in Montgomery County.

  • Unlike unenclosed porches (think front porch) a screened porch DOES count toward your lot coverage. Most projects do not come close to using up the allowable lot coverage on a site, but it's good to know the constraints. Adding a screened porch now could possibly limit the size of an addition you can do later.
  • Screened porches must follow the same setbacks as the main house, with no allowable encroachments.

COST

I'm not making any promises here, just giving you an idea of the costs based on my recent experience.

  • Construction costs probably start at $35,000. That's for working with a reputable builder who knows what they're doing.
  • Design fee, including structural engineering, can be $8,000 – $16,000, depending on a billion factors. That's for working with an exceptional architect like myself.

This screened porch addition connects to the existing living room on the first floor and provides a roof deck accessible from a home office in a loft above the living room.

This one is ALSO in the Takoma Park Historic District. A more traditional look, but still just as enjoyable a space.

A 16 x 12 screened porch provides all the outside space needed for dinner and chilling. This screened porch is set about 8 feet away from the rear wall of the house so that we could also create an uncovered porch, perfect for grilling.
